FIREBIRD SECURES PERTH SITE AND EXECUTES LEASE
FOR AUSTRALIAN DEMONSTRATION PLANT
Facility Secured to House the Only Fully Integrated Manganese Concentrate-to-
Cathode Active Material Processing Capability Outside China
Delivering Sovereign Battery Supply Chain Technology to the Western World
• Firebird has executed a long-term lease agreement over a 775 sqm purpose-fit
light industrial facility in Osborne Park, Perth, Western Australia, to house the
Company's flagship Australian Demonstration Plant (ADP).
• The ADP is the only fully integrated manganese concentrate-to-cathode active
material (CAM) processing capability outside China, collapsing what has
traditionally been a fragmented, multi-facility, multi-country supply chain into a single
integrated process.
• The ADP directly addresses the urgent need for sovereign production of advanced
next generation LMFP and LMR cathode materials for the EV and energy storage
markets.
• This capital light site was secured following an extensive evaluation process
assessing grid power availability, building footprint and layout, light industrial zoning,
proximity to technical services and accessibility for customer/shareholder and strategic
partner site visits.
• Lease term of 5 years with options to extend, providing long-term operational
security to scale demonstration activity and transition toward commercial-scale
deployment.
• Execution of the lease satisfies a key deliverable under Milestone 1 of the
Company's A$2,000,000 Australian Federal Government grant (refer ASX
announcement dated 15 April 2026).
• Detailed fit-out design nearing completion, long-lead equipment procurement
has commenced.
Australian-owned Firebird Metals Limited (“FRB”, “Firebird” or “the Company”) is
pleased to advise that it has executed a long-term lease agreement over a purpose-fit
industrial facility in Osborne Park, Perth, Western Australia, to host the Company’s
Australian Demonstration Plant (“ADP”).
Securing the facility is a major step forward for the ADP and follows an extensive site
selection process encompassing technical, commercial and regulatory due diligence
across multiple candidate locations. Execution of the lease delivers a key deliverable
under Milestone 1 of the Company’s recently awarded A$2,000,000 grant from the

Australian Renewable Energy Agency (ARENA) under the Battery Breakthrough Initiative
(BBI) Program (refer ASX announcement dated 15 April 2026).

The ADP remains on track to be the world’s first fully integrated manganese
concentrate-to-cathode active material (CAM) processing facility outside China,
converting manganese concentrate directly into high-purity manganese sulphate
monohydrate (HPMSM), precursor cathode active material (p-CAM) and finished CAM
within a single facility and process line.
Firebird CEO, Ron Mitchell, commented:
“Securing the site for the ADP is a major step forward for Firebird. Within weeks of receiving
ARENA’s funding decision, we have moved decisively to execute the lease for a purpose-fit
facility in the strategically located light industrial precinct of Osborne Park. This positions
Firebird to commence fit-out, long-lead equipment procurement and site mobilisation
immediately, and to maintain the momentum we outlined when we announced the ARENA
grant.
“Osborne Park is located just 10 minutes’ drive from the Perth CDB and is a proven light
industrial precinct with the infrastructure, power and skilled workforce needed to deliver a
world-first, fully integrated manganese concentrate-to-cathode demonstration facility. The
site selection process was rigorous, and we are pleased to have identified a location that
meets all our technical and commercial requirements, is a capital light deployment while also
providing sufficient size and layout flexibility for future scale-up.”
Site Overview
The selected facility is in Osborne Park, a well-established light industrial precinct in the
Perth metropolitan region, is located approximately 7km from the Perth CBD (Fig. 2).
The site offers, established industrial services, and a deep local skills base in
engineering and light industrial manufacturing.
Key features of the site include:
• Building footprint of approximately 775 sqm.
• Suitable layout with appropriate parking and office space
• Sufficient three-phase grid power
• Light industrial zoning consistent with the Company’s planned activities
• Commercial tenure providing flexibility to undertake bespoke and customer
specific test work
• Excellent accessibility for customer/shareholder and strategic partner site visits.
• Proximity to key engineering support services

Proposed Facility Layout
The facility will be configured to house Firebird’s fully integrated process line, with
discrete and appropriately segregated zones for each major process step. The proposed
layout (Fig. 3) has been optimised for process flow, operator safety, and future
scalability, and accommodates:
• Feedstock storage and preparation.
• Hydrometallurgy – leach, purification and solution conditioning.
• Advanced patented Crystallisation circuit to produce high-purity manganese
sulphate monohydrate (HPMSM).
• Precursor cathode active material (p-CAM) production circuit.
• Cathode active material (CAM) production circuit, including lithium manganese
iron phosphate (LMFP) and lithium manganese rich (LMR) product lines.
• Quality control, analytical laboratory and product storage areas.
• Office, control room, amenities and warehousing space.

The footprint provides capacity to accommodate additional lines and equipment as
required to support subsequent scale-up activities and customer specific qualification
campaigns.
Next Steps
With the site secured, the Company will now progress:
• Detailed engineering and finalisation of the fit-out design.
• Long-lead equipment procurement, building on items already under order.
• Regulatory approvals and permitting associated with operation of the facility.
• Recruitment of additional technical and operational personnel.
• Continued engagement with offtake partners, potential licensees, automotive
OEMs and strategic investors/partners.
These activities will be sequenced to align with Milestone 2 (Construction and
Equipment Installation) and Milestone 3 (Commissioning and Operations) under the
$2,000,000 ARENA BBI grant agreement.

About Firebird Metals Limited (ASX:FRB)
Firebird is a wholly owned Australian processing technology company focused on
advanced manganese-based lithium-ion battery materials positioned in the EV and
energy storage markets. Firebird has proprietary, fully patented technology that allows
for the direct processing of manganese ore to cathode active materials (CAM) within a
single facility and process line.
The Company's state-of-the-art lab and research facility demonstrate full flow-sheet
capability, from manganese ore to finished battery active cathode materials. Firebird
pairs downstream processing know-how with proprietary technologies, including a high-
efficiency kiln and advanced crystallisation, targeting lower cost and energy use and
enabling near-term revenue via equipment sales and licensing.
Firebird is advancing a lithium manganese iron phosphate (LMFP) and lithium
manganese rich (LMR) pathway to near-term production of high-purity manganese
sulphate and an LMR program for next-generation cathodes.
Firebird also holds 234 Mt of manganese resources in Western Australia, led by Oakover
(176.7 Mt at 9.9% Mn, including Indicated 105.8 Mt at 10.1% Mn) and Hill 616 (57.5 Mt at
12.2% Mn). The Company has the flexibility to source manganese ore through third-
party suppliers and stockpiles, with mining optionality retained within its broader
portfolio.
